All adults (anyone 18 or older) who will reside in the property must apply. We review income, income stability (minimum last 24 months), rental history (minimum last 24 months), and credit. Net income (take home pay) should be a minimum of two and a half times the rent but more may be required depending on your current debts. There is not a minimum credit score requirement. We do verify the information provided by the applicant. Income is verified through paystubs, W-2s, 1099s, award and benefit letters, retirement and pension statements, government and military pay statements, and housing vouchers (when applicable). Rental history is verified through current and previous property manager and/or landlord and court records.
